Cancellation Policy Category 1 Properties 1. Cancellation due to property/landlord-related issues If the cancellation is caused by issues relating to the property or landlord, the deposit and registration fee will be fully refunded. For refunds made in RMB, students must provide complete bank details, including the specific branch information. Otherwise, the refund may fail due to incomplete banking information. The refund will be processed within 20 working days. 2. Cancellation due to student-related reasons If the cancellation is due to the student’s own reasons, both the deposit and registration fee are non-refundable. Category 2 Properties 1. Cancellation due to property/landlord-related issues If the cancellation is caused by issues relating to the property or landlord, alternative accommodation will be provided and a 2-week replacement period will apply. During this 2-week period, if the student does not accept any of the alternative options provided, the deposit and registration fee will be fully refunded. If the student requests a refund during the replacement process, the £89 registration fee will be deducted, while the deposit will be refunded. The refund will be processed within 20 working days. 2. Cancellation due to student-related reasons If the cancellation is due to the student’s own reasons, the £89 registration fee is non-refundable, while the deposit will be refunded. The refund will be processed within 20 working days. Early Termination Policy Category 1 Properties Students must commit to either a minimum 50-week tenancy period or a tenancy ending at the end of August in order to qualify for a guarantor-free arrangement. If the student wishes to terminate the tenancy early, you must submit a notice two months in advance based on the rent payment date (Pay Day). For early termination or termination during the tenancy period, the following charges will apply: The guarantor fee will be deducted (5 weeks’ rent + 20% VAT); 5% of the remaining rent for the unused tenancy period will be deducted; The deposit and registration fee are non-refundable. Any applicable refund will be processed within 20 working days. Category 2 Properties Early termination will follow the applicable new policy, requiring students to submit a notice two months in advance based on the rent payment date (Pay Day). The guarantor fee is non-refundable. Annual Payment Plan The remaining rent for the unused tenancy period will be refunded. Six-month Payment Plan / Quarterly Payment Plan The remaining rent for the unused tenancy period will be refunded after deducting the applicable service compensation fee. All refunds will be processed within 20 working days. The cancellation and early termination policies may be updated from time to time. The final interpretation and decision regarding these policies shall be at the sole discretion of the property.
