Property Description: - The tenant is responsible for maintaining the leased property in its original condition until the expiry date. The tenant is responsible for repair costs of any damage to consumables during use. The landlord is responsible for repairing any malfunctions or damage to the building or facilities caused by the tenant's negligence.

The tenant must notify the landlord of their intention to terminate the lease two months prior to the expiry date. Failure to do so will be considered an implied termination.

If the tenant terminates the lease within the contract period, they must vacate the premises and bear the landlord's agency fees after finding a new tenant.

- The tenant's security deposit should be refunded immediately upon the contract expiry date. However, electricity, gas, and move-out fees incurred by the tenant will be deducted from the refund.

- A monthly management fee of 50,000 KRW (including the capital city and internet) is charged based on the monthly rent from the move-in date and is prepaid.

The tenant is responsible for monthly electricity and gas bills.

The tenant is responsible for a cleaning fee of 100,000 KRW upon move-out.

The landlord agrees to complete cleaning before the tenant's move-in.

-Optional appliances are provided (air conditioner, washing machine, refrigerator, induction cooker, desk, wardrobe, bed, etc.). Compensation will be provided for any intentional or negligent damage.

One person, one room principle is required, and smoking and pets are prohibited indoors.

The tenant must file a rental declaration within 30 days of signing the contract.

The landlord agrees not to establish any additional rights such as mortgages within two business days after the final payment date. If any rights are established, the contract will be cancelled and the deposit will be fully refunded.

Other matters will be handled in accordance with the Civil Code Rental Protection Act and general practices for real estate rental contracts.
