I. Location and Surrounding Amenities

1. Transportation and Convenience: The project is approximately a 6-minute walk from Polytechnic University and a 3-minute walk from the MTR station. Within a 2-5 minute walk, there are 7-Eleven, Wellcome supermarket, and Japan Town, among other amenities.

2. Security and Access Management: The lobby has a password access control system and a 24-hour security front desk. Unit doors and rooms use password locks (rooms also have fingerprint locks). Floors are equipped with surveillance cameras that can be viewed 24/7 via mobile phone.

3. Courier and Delivery Management: For security reasons, couriers and delivery services are prohibited from being brought upstairs and must be delivered to the lobby on the first floor for students to pick up themselves.

II. Public Facilities and Services

1. Laundry Service Fee: Laundry service is HK$20/30 minutes, and drying service is HK$25/45 minutes. 2. Restaurant Service Status: The restaurant is currently undergoing renovation and upgrades; the specific opening date is to be determined.

3. Kitchen Restrictions: Except for specific renovated units, standard units do not provide kitchens or microwaves; students cannot cook in their rooms.

III. Standard Unit Room Structure
1. Unit Distribution and Lighting: Each floor is divided into four units: A/B/C/D. Units A/B have good north-facing lighting, while units C/D have south-facing lighting but are less well-lit due to obstructions.

2. Available Rooms: Units A/B offer 6 single rooms (rooms 1, 2, 3, 6, 7, and 8); in units C/D, rooms 1, 6, 7, and 8 are single rooms, and rooms 2 and 3 are double rooms (room 2 has a private bathroom, room 3 has no bathroom and shares one).

IV. Rent and Discount Policy
1. Rental Discount: A 5% discount is offered for leases of one year or more with a one-time payment.

2. Short-term vs. Long-term Rental Price Difference: Short-term rentals (2-3 months) from now until August will be calculated at the original price or a one-time payment price. One-time payment is usually about HKD 300 cheaper than the original price.

V. Miscellaneous Fees and Electricity Bill Settlement

1. Included Fees: Water, internet, gas, management fees, and maintenance fees are included in the rental fee.

2. Separate Electricity Bill Calculation: Electricity is calculated based on an independent meter, at approximately HKD 1.45 per kilowatt-hour. Settlement is usually done every six months and deducted from the deposit. The average monthly cost is approximately tens to over HKD 100.
